Dear Unit Owner:
On September 30, 2022, the Management and Operations Committee approved an increase to your Cen-West recreation and master management payment in the amount of $19.39 per unit per month beginning January 2023.

Although every attempt was made to keep operating increases to a minimum, we are faced with increasing costs, many of which are out of management’s control. Notable overall increases in budgeted operating expenses include 29% for utilities, 16% for insurance and 15% for repairs and maintenance. In addition, it is prudent to begin building a reserve for the upcoming community wide water main project planned for 2024 by Palm Beach County Water Utilities Department. Early estimates are unit owner costs are estimated to be about $750,000 or 25% of the total projected costs.

If you have already elected to have your monthly recreation payments made by ACH Direct Debit, you do not need to do anything. The correct amount will automatically be deducted from your bank account. If you are interested in making your payments by ACH Direct Debit, you may visit Shannon Smith located in the Cen- West Accounts Receivable Office in the clubhouse. If you have elected to have your monthly recreation payments made by a preauthorized electronic payment, please notify your bank of the changes in the amount for 2023.

As a new season has already begun, I welcome our northern friends back and encourage each of you to take advantage of the many enjoyable opportunities made available to you at the clubhouse and throughout your community.

ACH DEBIT, THE SMART CHOICE!

Have you signed up to have your recreation / master management payment to Cen-West Communities made by ACH direct debit? If not, we encourage you to do so as soon as possible prior to printing annual payment coupons.

As the number of electronic payment avenues is increasing with rapid speed, it has become next to impossible to sort all the various payment platforms for deciding if Cen-West should print a coupon booklet or simply a notification letter. What does this really mean and why should you care?

The bottom line is for unit owners signed up for ACH direct debit with Cen-West, they will only receive a one-page notification letter about their 2023 monthly payment that will be taken via Cen-West direct debit on the 3rd business day of every month. ACH direct debit eliminates the unit owner having to change their monthly remittance each year with their banking institution as rates change and ensures the payment is properly posted.

All unit owners not signed up for ACH direct debit will be receiving a 2023 coupon booklet and twelve return envelopes. This means a person already making electronic payments with their bank will unnecessarily be receiving a coupon booklet and envelopes creating a waste of resources.

While we understand the reluctance of some unit owners to sign up for ACH direct debit allowing Cen-West to electronically debit from their bank account, be assured that this process is heavily regulated, and Cen-West is only allowed to debit the amount of the monthly coupon charge and not a cent more.

We encourage unit owners to consider this request and hope that you will be environmentally conscious and choose to simplify your finances by signing up for ACH direct debit. It is as easy as visiting the Cen-West accounts receivable office found in the clubhouse to complete the paperwork. Remember to bring your checkbook with you so we can be sure we have the correct banking information!

Please Note: 

Masks are a key measure to reduce transmission and save lives. Wearing well-fitted masks can be used for either protection of healthy persons or to prevent onward transmission, or both. The CDC, the Management and Operations committee and Cen-West strongly recommends the wearing of masks while indoors, even if you are fully vaccinated. Keep yourself and others safe, wear a mask when indoors and stay home if you are feeling ill.

As public health and safety protocols evolve, management will continue to abide by all CDC recommendations and guidelines. At this time, it is recommended that all persons utilizing the recreation facilities, including the theater, wear a face mask. In the event the CDC or your Management and Operations committee deem it necessary to require masks and/or social distancing in the theater, please be prepared to comply with such guidelines. All persons using the recreation facilities, including the theater, do so at their own risk.
