Subject: Updates to CDC guidelines
I hope this finds you well. I wanted to check in with a few updates. First, you will begin to see a few more chairs and lounges being placed at the pools. This is in accordance with the updated CDC guidelines for Outdoor Gathering. Distance is still important, but the outdoor setting allows for a slightly smaller distance. Guests are still prohibited and residents should not move the chairs and ignore the guidelines, it simply means we are updating the availability as the guidelines change.
ALL residents should continue to carry their Century Village ID to enter any Recreation Property and be fully prepared to present the ID to the staff and security guards if they are asked to show it. This is also very important if any first responder is called to assist a resident. If that resident is unresponsive, the ID is imperative.
You will also see below, the latest guidance for indoor gatherings. As you can see, there are no changes to the guidelines for indoor gatherings. Even with the vaccinations that we were so fortunate to receive here in the village, the number of unvaccinated residents is still high and the indoor gatherings cause a risk to all residents and staff.
At least 37 new coronavirus deaths and 2,862 new cases were reported in Florida on March 22. The positivity rate has increased to 6.23%. With the increase in travel to the state, it is important to remain vigilant with our efforts to mitigate the spread here in the village.
I know we are all growing weary of the restrictions, and I assure you Cen-West is keeping a close eye on all the latest guidelines as they are released. Please continue to follow all the CDC guidelines to keep both you and your family healthy and safe.

Management of the recreation facilities at Boca Raton Century Village, along with the Resident Board, is aware that Palm Beach County has moved into the next phase of their Covid-19 response. This will allow us to open some areas with limited capacity. In our continued effort to protect the health and safety of all Century Village residents and staff, the following limited areas will be open with strict adherence to the CDC guidelines.
We look forward to welcoming the residents back into the facilities and will continue to keep working diligently to keep the facilities clean and safe. We will depend on the cooperation of all Century Village residents to follow the restrictions and maintain a 6 ft. social distance, always wear a mask and be considerate of your neighbors. Hopefully, our efforts will keep us all healthy and safe.

Inquiries by residents have not gone unheard. Cen-West management would like to take this opportunity to answer these questions.
As a result of the global pandemic and its’ proliferation in the United Sates in early 2020, pursuant to advisement of health officials, government mandated the closure of all non-essential businesses in the State of Florida, including the recreation facilities at Century Village. The closure by the government was necessary to encourage everyone to stay home to prevent the spread of COVID-19. As a result, the clubhouse was closed in mid- March.
Following the clubhouse and recreation facilities closure, most of the Cen-West employees continued to work on site or remotely to provide essential services to the community. Over time, certain facilities have re-opened for use based on state and local mandates. We realize many of you are anxious to get back to your usual routine as are we, but we must do so safely and in accordance with ever changing restrictions.
Now for the answers to your questions: How was my Cen-West payments spent this year? First, remember your Cen-West payment not only includes the recreation facilities, but also includes community services such as transportation, security, water and wastewater representing 41% of 2020 budgeted expenses. Utilities including electricity, communications, refuse removal, as well as taxes and insurance make up another 11% while salaries represent 12%. Repairs and maintenance for the recreation facilities and the common areas represents 31% of the annual budgeted costs so while many facilities were shuttered for resident use, maintenance and repairs is an ongoing never-ending necessity for maintaining your beautiful community.
Having said this, there are several areas where we expect to realize a surplus this year. Some examples include, securing a Payroll Protection Loan to offset payroll costs in addition to reduced wages for certain employees, reduced transportation costs, elimination of social activities expenses and electricity savings as a result of reduced usage and hours open for the clubhouse. These estimated aggregate savings would have resulted in a reduction in the monthly coupon, however, the upcoming budget for 2021 anticipates an overall increase in total estimated net costs including the renovation of the theater (primarily for life safety reasons) and anticipates a $2.00 per unit per month increase in contingency reserves. All factors considered, the monthly reduction in your Cen-West payment will be $2.83 beginning January 2021.
Payment coupons and/or letters addressing electronic payments will be mailed to unit owners in early December. Do not hesitate to contact us with any questions and/or concerns you may have so that we may assist you further.
